  • Step 1: RESERVE your cottage. We will follow up with you to discuss options, terms, lot selection and other details to confirm your interest.

    Step 2: Commit by signing the Cottage Purchase Agreement, Membership Agreement and submitting an initial payment. The initial payment is non-refundable and will be used to commence construction.

    Step 3: As construction progresses, you will be required to make additional periodic payments.

    Step 4: Once construction is complete and you receive the keys to your cottage, your membership at Petite Maison will begin.

    Step 5: Sign a Management Agreement which allows a professional hotel management company to rent your cottage when you're not using it. This will help offset your cost of ownership.

  • Is the cottage considered real property or personal property?

    The cottage is technically a park model RV which is classified as a vehicle under California state law. As a vehicle, your cottage is personal property with registration and title in your name.

    Do I own the land the cottage is on, or is it leased?

    All cottages will be privately owned by the member, but the land will remain under the ownership of Petite Maison. When you become a member, you will be reserving a dedicated site for your cottage at the property.

    What if I decide I no longer want to own a cottage or remain a member at Petite Maison?

    You are free to sell your cottage at any time if your plans or preferences change.

    Are there monthly fees, and what do they cover?

    Yes, there is a monthly membership fee which provides the right to own your cottage at Petite Maison.

  • What is the timeline for cottage delivery?

    We will collect reservations and confirm purchase commitments before starting construction. Cottages will be built in batches of 5. Once we receive 5 individual orders, construction will begin. The estimated delivery timeline is 6-8 months from the date the batch of 5 cottages is ordered.

  • How big are the sites?

    The sites encompass both the cottage and the adjacent outdoor area.  We’ve carefully designed the layout to maintain a comfortable space between each cottage.  Ensuring tranquility is our priority.

    Do I own the land the cottage is on or is it leased?

    All cottages will be privately owned, but the land will remain under the ownership of Petite Maison. When you become a member, you will be reserving a dedicated site for your cottage at the farm.

    What utilities are available (water, electricity, sewage)?

    Water is accessible at all sites. Some sites are connected to the grid, including electricity and septic systems. Others are off-grid, utilizing solar power and incinerator systems for waste management and a fully self contained unit. Each cottage is equipped with propane for appliances and heating.

    Are there on-site maintenance or property management services?

    Yes, we’ve partnered with a professional hotel management company to oversee all maintenance needs, ensuring high-quality service and upkeep.

    What are the internet and phone service options?

    AT&T and Cricket mobile service is available, though coverage may be limited. We intentionally do not offer internet service to promote a true getaway experience. However, if staying connected is essential, we recommend setting up your own Starlink service.

    How is waste disposal handled in this location?

    We have on-site dumpsters conveniently located for trash disposal.

  • Who is responsible for Cottage maintenance ?

    Cottage owners are financially responsible for maintenance, while the hotel management will oversee the physical upkeep to ensure everything is properly maintained.

    Are there any required maintenance schedules or regulations?

    Exterior siding and decking will need to be refinished every few years. Additionally, roofs and gutters must be kept clear of debris to maintain functionality and prevent damage.

    Can I make any customizations or improvements?

    All materials and furniture will remain standardized to ensure a consistent guest experience, and no customizations will be allowed.

  • Can I finance the purchase of a park model cottage, and are there any specific loan requirements?

    Yes, financing is available through specialty lenders. For more information about loan options and requirements, please reach out to us.

    Are there any special considerations for insuring a cottage in a remote countryside location?

    Cottage owners will likely need a California Fair Plan as the primary insurance policy, supplemented by a wrap-around policy from a specialty insurer to provide full coverage.

    What are the property taxes or other local taxes associated with the cottage?

    There are no property taxes for park model cottages. Instead, owners must pay a yearly registration fee to the California DMV.

  • Can I resell my unit if I choose to?

    Absolutely! You’re welcome to resell your unit at any time.

  • Are there community rules or guidelines that owners must follow?

    Yes, all cottage owners are required to sign and adhere to our rules and regulations policy to maintain a harmonious community.

    What kind of wildlife or nature activities are common in the area?
    The area is home to abundant wildlife, including deer, coyotes, and a variety of bird species, perfect for nature observation. Popular activities include hiking and mountain biking on nearby trails, such as the Santa Margarita River Trail and the Santa Margarita County Preserve, both offering scenic views and a peaceful immersion in nature.

  • How easy is it to access the cottage during winter or heavy rain?
    To reach the property, you’ll need to cross a creek. On a few days each year, during very heavy rain, the creek may rise to a level that makes it temporarily impassable. Our hotel management team monitors the weather closely and will notify members and guests in advance of any expected disruptions.

    What is the road like leading to the property?
    The property’s secluded location deep in the countryside is part of its charm. The last mile is a dirt road, offering a true sense of leaving civilization behind. There are two ways to access this road: one route is relatively smooth, while the other is a bit rougher, adding a touch of adventure to your arrival.

    Are there any parking restrictions?
    Yes, on-site parking is available only in designated areas. The community is designed to provide a walkable experience, so vehicles are kept in a single designated parking area to maintain the serene, pedestrian-friendly atmosphere.

    How far is the nearest town or city for essential services like groceries and healthcare?
    While the property provides a peaceful, secluded retreat, it’s conveniently located just 25 minutes from both Temecula and Fallbrook. These nearby towns offer access to essential services, such as groceries, healthcare, and other modern conveniences.

    Are off-road or rugged vehicles needed to reach the cottage?
    No, regular passenger vehicles can access the property without issue. However, the last mile is a bit bumpy, so we recommend driving slowly for a smoother experience.

  • What is the hotel program?

    All Cottages will be managed by a professional hotel management company contracted by Petite Maison, ensuring a seamless rental experience for both owners and guests.

    Owners will enjoy the benefit of generating rental income, helping to offset their monthly expenses. This arrangement allows owners to maximize the value of their investment while maintaining full ownership of their cottage.

    Is the cottage allowed to be a full-time residence or are there guidelines for how long a member can stay in their unit?

    The community is designed as a vacation home community therefore full time residency is not allowed.  Cottage owners can stay in their cabin up to 150 days during a calendar year and no more than 28 consecutive days straight. 

  • How does the “Garden Collective” program work?
    Once enough members join Petite Maison, we’ll kick off the “Garden Collective” program. Guided by Christopher Marcielo from Ecology Artisans, members will have the chance to participate in a collaborative visioning process for the property’s landscape design. Together, we’ll create a plan for diverse garden vignettes across the community, reflecting shared ideas and goals.

    Where will the gardens be located?
    The gardens will be situated in the communal areas of the property, designed to be accessible and enjoyable for all residents.

    Who makes the final decision on the landscape plan?
    After everyone has shared their ideas, if we reach a general consensus, we’ll move forward with that plan. In cases where opinions differ, Petite Maison management will make the final decision to ensure cohesion and practicality.

    How will the landscape plan be executed?
    The gardens will be developed one area at a time, allowing for a thoughtfully phased approach.

    Can I landscape my private yard?
    To maintain a cohesive look across the community, each cottage’s yard will follow a consistent landscape design. This ensures a uniform appearance and creates a seamless experience for all, including hotel guests staying at different cottages.

    Who will build the gardens?
    The gardens will be created by participating members who are eager to contribute their skills and enthusiasm. It’s a collaborative effort for those who enjoy hands-on involvement in shaping our shared spaces.

    Is participation in the “Garden Collective” program required?
    No, participation is completely optional. The program is designed as a unique experience for those who enjoy gardening and want to be involved in shaping our communal spaces.

    Who will maintain the gardens when I’m not there?
    Our hotel management team will have full-time staff dedicated to the ongoing care and upkeep of the gardens, so they’ll always be beautifully maintained.

    Who is responsible for the cost of landscaping materials?
    Petite Maison will cover the cost of the landscaping materials needed for the communal gardens and shared spaces.

  • Is Petite Maison a guided retreat?
    No, this is not a guided retreat. We provide a peaceful space where members can create and enjoy their own self-guided retreat experience.

    Will there be any guided wellness “event” weeks I can join?
    We aim to provide a boutique venue for wellness practitioners interested in hosting their own retreats on our property. When these events are scheduled, we will request that the retreat host offers members the first opportunity to book a spot.

    Can you tell me more about the Wellness studio? What can I expect on a regular basis?
    Once cottage sales reach a certain level, we plan to renovate one of the existing structures on the property into a dedicated Wellness studio. While there won’t be on-site instructors, we’ll provide a schedule of top online practitioners, streaming their classes throughout the day so that members and guests can participate at their own pace.

    How does the online class instruction work?
    We’ll curate a daily schedule featuring the best online yoga and meditation classes from respected practitioners worldwide. For example, you might find "Yoga with [Yoga Guru]" at 8:00 a.m., followed by "Meditation with [Mindfulness Expert]" at 9:30 a.m., and so on. If you enjoy the sessions, you can take home our curated course list to continue your practice from wherever you are.

  • Are the amenities guaranteed?

    The amenities described herein are aspirational and may not be guaranteed. The availability and implementation of amenities are contingent upon the success of cottage sales and the overall development of the property.
